How Pricing Works
Every home and every project is different, so we don't publish a price list. What we can tell you is exactly how our pricing works, so there are no surprises.
Design fees: fixed, not open-ended
Most projects are priced as a fixed fee for a defined scope. After we've seen your home, usually during a Design Session, we send a proposal that spells out the rooms, what's included, and the fee. You'll know your design cost before we begin, rather than watching hours add up.
The only service with a set published price is the Design Session: 90 minutes in your home for $375.
Furnishings: standard retail pricing
You pay standard retail prices for furniture, lighting, and decor, with no hidden markups. We use our trade relationships to source, order, and manage your pieces, and we keep the trade discount we negotiate with vendors. That’s what pays for our effort during the procurement phase. It's simple, it's transparent, and you can always compare prices.
What shapes a design fee
The number and type of rooms, and how connected they are
Whether renovation or custom cabinetry is involved
How much furniture, lighting, and decor is being selected
Whether the project is phased
Renovation costs
Construction is priced and contracted directly by your builder, so we don't quote renovation costs. Every contractor and every house is different. Here's how we help you plan:
In discovery, we talk about budget in broad terms: the look you're after, and where you'd like to invest or save.
After the concept and 3D model, your builder can provide estimates before final selections, so the design can be adjusted to the budget rather than redone.
For a general sense of costs in our region, these independent guides are a useful starting point:
Cost vs. Value Report, Boston area: midrange and upscale bathrooms, kitchens, and basements
These are general benchmarks. Your builder's estimate for your house is the real number.
Receiving and installation
Furnishings are received and inspected at a local warehouse, then delivered and installed under our supervision. This is a separate cost from our design fee and your furnishings, and is determined by the warehouse. We estimate it up front as an allowance, based on real costs from past projects, so it's part of the plan from the start. The warehouse confirms the estimate once we know what we’ll be ordering.
